Selling your home in Mexico can seem daunting. You are dealing with rules, regulations, and protocols that are quite different from selling a home in the USA or Canada. It is natural to feel apprehensive. This article will give you guidelines on what to do, what to expect, and what questions you should ask your AMPI real estate professional before listing your home for sale.

1. We recommend selecting three (3) AMPI real estate professionals from our website and conduct an interview with each one about how they work and what they can do for you. We recommend you do this instead of going to the various Facebook groups that offer advice or services. Best to get information from the AMPI experts in the field to avoid confusion or information that may or may not be accurate.

2. The first thing to ask each of the AMPI professionals you have selected is how they plan to market and promote your property. Ask each one (you have selected) to provide you with a written marketing plan. This would include comps on properties that are similar to the one you are selling.

3. It is essential to ask for your AMPI real estate professional to provide you with an ISR Tax calculation; that way, you know how much you have to pay during the closing process.

4. Your AMPI real estate professional will ask for your deed, your RFC, and your identification. If you are married, you will need to provide your marriage certificate or authorization from your spouse in writing in order to sell the property.

5. It is recommended to provide your AMPI real estate professional with an exclusion list (things that are not being sold with the property) and with pictures of each item that will be removed from the inventory.

6. Your AMPI real estate professional will ask that you not be on the property (if possible) during showings when he/she is bringing clients to the property.

7. Your AMPI real estate professional will also ask that any pets be contained and if possible, in the garden, in a crate, or off the property when a showing is being conducted.

8. AMPI real estate professionals will provide you, the prospective client, with everything you need to ensure that the sale of your property is transparent, ethical, and within the framework of the laws, regulations, and statutes in Mexico.
