Semana Santa 2026: Puerto Vallarta Exceeds Tourism Expectations

Some destinations thrive on seasonal activity… and others dominate it. Puerto Vallarta clearly belongs to the latter group.

The recent Holy Week of 2016 not only met expectations, it exceeded them. Streets were packed, beaches were bustling, restaurants were overflowing… but beyond the obvious, something more interesting was happening behind the scenes: a direct impact on the real estate market that’s worth understanding if you’re thinking about buying or investing here.

Lots of people, yes… but also good numbers.

Let’s get down to specifics.

During Holy Week, Puerto Vallarta received around 67,000 visitors, with hotel occupancy nearing 80%, peaking between Thursday and Saturday. Nothing out of the ordinary… but still significant.

This translated into:

Approximately 150,000 room nights
An economic impact of nearly 1.6 billion pesos

And this is where the conversation shifts.

Because it’s not just about tourism. It’s about a constant flow, real demand, people arriving… and often returning. Or even better, staying.

The interesting thing isn’t that they come… it’s how they stay.

This is where a trend that’s no longer just a trend, but a reality, comes in: vacation rentals.

More and more visitors are choosing to stay in apartments, houses, or serviced resorts. Some book in advance, others literally decide on the spot. And yes, many stay with friends or family.

The result?
The impact of tourism extends far beyond hotels.

This generates something very clear:

  • Greater demand in residential areas
  • Properties functioning as assets, not just as property
  • Investors taking a more serious look at the destination

It’s like when a neighborhood starts filling up with good cafes. You know something’s happening. The same thing is happening here… but with real estate.

And then comes Easter… because this doesn’t stop.

One might think that after Easter everything slows down. But not exactly.

Easter week keeps the momentum going with:

  • An estimated 62,000 visitors
  • Occupancy between 75% and 80%
  • Economic impact of nearly 1.5 billion pesos

And in addition, a full schedule of events keeps the destination alive:

Events like the Sunset Fashion Show with Ágatha Ruiz de la Prada, the Cacao Festival at the Cuale Cultural Center, and international competitions like the UTMB Puerto Vallarta and the Puerto Vallarta Marathon.

There’s more to life here than just the beach. And that, honestly, changes everything.

What does all this have to do with buying property?

More than it seems. When a destination achieves:

  • Consistently high occupancy rates
  • Diversified experiences
  • Sustained tourist flow
  • International exposure

Something very specific happens: the real estate market strengthens.

In Puerto Vallarta, we’re already seeing it:

  • Increased demand for rental properties
  • Growing interest from domestic buyers
  • Appreciation in key areas
  • Development of new lifestyle-focused projects

This isn’t a coincidence. It’s a consequence.

Puerto Vallarta is not just a destination… it’s a choice

And here’s an idea that might sound contradictory, but it makes sense:
Puerto Vallarta remains a tourist destination… but it’s increasingly functioning as a city to live in.

It has connectivity, services, an international community, a cultural scene… So the question is no longer just “Are you coming on vacation?”

It’s more like:

With a busy Easter season and months ahead filled with events, tourism, and constant activity, Puerto Vallarta continues to set the pace on the Mexican Pacific coast.

For those looking to invest, diversify, or simply find a place where life feels different… these kinds of seasons speak volumes more than any brochure.

And if Easter 2026 made one thing clear, it’s this:
The destination isn’t just functioning. It’s evolving.
