New Cruise Ship Project in Puerto Vallarta: Opportunities for Tourism and Investment
Puerto Vallarta could take a significant step forward in the cruise industry with the development of a “home port” cruise terminal, enabling the destination to function not only as a port of call but also as a starting and ending point for specific itineraries.
The official call for proposals issued by ASIPONA Puerto Vallarta covers an area of 95,172 m² for the construction, equipping, and operation of this new terminal, which would be linked to the three existing piers. The project is part of the 2026–2031 Port Development Master Plan.
Why is this important?
A home port can generate a different dynamic compared to a traditional port of call. Passengers starting or ending their voyage in Puerto Vallarta may require accommodation, transportation, dining, and other services before or after their cruise.
ASIPONA has already presented the Puerto Vallarta Home Port project to cruise lines and international operators at Seatrade 2026 as part of its strategy to boost the port’s growth.

What could this mean for the real estate market?
For the real estate sector, this type of infrastructure is significant because it can boost connectivity, tourism, and economic activity in the area surrounding the destination.
Areas with strong connections to the port—such as the Hotel Zone, Marina Vallarta, and corridors near Francisco Medina Ascencio—could benefit from increased tourism and commercial activity. While this does not guarantee automatic appreciation in property value, it adds a new factor to consider when analyzing investments in Puerto Vallarta.
The 2026–2031 Master Plan prioritizes attracting investment, modernizing port facilities, and improving integration between the port and the city.
For buyers and investors, understanding the evolution of Puerto Vallarta’s infrastructure helps in making decisions based on a broader view of the market.
