The municipality of Compostela is gaining increasing relevance within Nayarit’s tourism and real estate landscape. Mexico’s National Tourism Development Fund, FONATUR, is moving forward with the planning of the Compostela-Nayarit Sustainable Tourism Center, a project that could mark a new stage of development for this part of Riviera Nayarit.

Official FONATUR documents confirm that the agency has already developed an integrated planning model for Compostela based on orderly growth, inclusion, economic viability, and environmental sustainability.

According to information recently reported by national and regional media, the first phase would include projects in Boca de Chila and Chacala-Las Cuevas, covering approximately 542 hectares through a combination of public and private investment. Final figures are expected to be confirmed when the project is formally presented.

Why Does This Matter for Real Estate?

For investors, the significance of this announcement goes beyond the creation of a new tourism development.

Compostela is simultaneously receiving new infrastructure, hospitality investment, improved connectivity, and long-term tourism planning.

The new Tepic–Compostela highway includes 26 kilometers of new roadway and represented an investment of approximately MXN $4.2 billion. The project was designed to improve regional connectivity and facilitate access to the tourism destinations along Nayarit’s coast.

Private investment is also strengthening the area’s positioning. In 2026, Rosewood Mandarina opened in the municipality of Compostela with 132 rooms and suites and 72 private residential villas, further establishing the region within the luxury tourism and residential market.

Compostela: More Than an Emerging Tourism Destination

For the real estate sector, the combination of transportation infrastructure, tourism projects, connectivity, and public planning can create new opportunities over the medium and long term.

This does not mean that every property in the region will automatically appreciate in value. Location, land use, legal status, infrastructure, available services, and environmental considerations remain essential when evaluating any investment.

What is becoming increasingly clear, however, is that Compostela is beginning to stand on its own as a destination for tourism development and investment, rather than simply being viewed as an extension of the more established areas of Riviera Nayarit.

Areas such as Chacala, Boca de Chila, and other parts of the Compostela coastline could gain greater visibility as tourism, infrastructure, and territorial development projects move forward.

For buyers and investors, understanding these changes early can provide a broader perspective when evaluating opportunities in the region.
